Another turbulent year is now behind us and it brought more pain for the global economy, but despite this capital markets and real estate investment seem to have been doing quite well. Many projects have been taken out of the deep-freeze they’ve been in since early 2020, while tenants are returning to their offices and customers to shopping malls. Does this mean that the investment market has recovered from its Covid-shock for good and is now immune to any further effects of the virus? And is the golden age of investment set to make a comeback in the months ahead of us?

“Where is the world heading to and what does this mean for Poland?” For a long time, economic risk, including in the field of investment, was not as dependent on external factors as it is today. The epochal challenges that have prompted this change in attitudes stem from the emergence of the megatrends that now prevail. In the light of the current situation globally, as well as in the EU and countries with their own historical conditions, which trends are going to dominate? What consequences could the Russian-Ukrainian conflict have for Poland and Central and Eastern Europe? What measures should we take, what should we expect, and what should most concern us?

The queue of people waiting to grab their own slice of the living sector cake has been getting longer and longer, as new players continue to enter the Polish market – both specialised and those new to this segment. The need for accommodation in the rental market and for student housing is still enormous, but will the stuttering economy disrupt investors’ ambitions for meeting this demand and thus turn the plans of developers and future tenants upside-down?

Warehouses and logistics centres continue to be an investment hit, with major purchase transactions being announced almost every week. Are e-commerce and nearshoring enough to keep the demand warehousing soaring? Or will it be rising utility and employment costs that finally put an end to the boom?

The assets that were hardest hit by the pandemic – shopping centres and hotels – have been gradually returning to the game. At the same time, the retail parks that are being built in smaller locations are still shining brightly in the background and are as popular as ever.
